ABOUT STANDARD WORKING DRAWINGS...

Standard working drawings are a product, prepared to provide a certain design to the public, at a reasonable price. Standard plans offer house designs at a small fraction of architectural service charges to provide a house design. This low price is possible by allowing the designer to recoup the design expenses through multiple sales.

Since climate and soil conditions vary greatly, it is not possible to provide specific compliance for state and local code requirements in every location. It may be necessary to have a local architect, engineer or local contractor provide certain modifications to the standard plans, to meet specific requirements.

The designs we offer are protected by copyright. Copyright laws are designed to provide protection to the author of the designs against: unlawful copying; unlawful usurption by other parties; unlawful use. By providing these designs, we provide an "authorized one-time use" to the purchaser; in other words, a license to use the designs purchased to construct one structure. Re-use of the standard plans, and/or unauthorised copying of the standard plans constitutes a violation of the license. Alteration of or modifications to the designs do not constitute nullification of or void the rights provided under the copyright laws.

MODIFICATIONS TO THE PLANS...

When and where modifications are required to the standard working drawings, the final responsibiliy for structural integrity and code conformance will lie solely with the author of such changes, be he the local architect, engineer or licensed contractor. It will be the responsibility of the purchaser to obtain such necessary local services as are required to provide all local conformance.

Our firm can provide modifications, additions and alterations to our standard working drawings. In such instances, such changes and all designs generated therefrom shall remain proprietal to our authorship. Such services shall be considered as modified standard working drawings, and as such shall not necessarily include or incorporate any particular local code conformance, nor conform to any specific local requirements. It will be the responsibility of the purchaser to obtain such necessary local services as are required to provide all local conformance.

WHAT WE PROVIDE ON OUR WORKING DRAWINGS...

  • Cover sheet, showing a perspective of the completed house;
  • Full foundation plan with dimensions;
  • Fully dimensioned framing plans for the entire structure;
  • All exterior elevations, including foundation elevations, showing windows, doors and details;
  • All interior elevations showing doors, windows, built-in structures with dimensions and details;
  • Complete door and window schedule, coordinated to the other drawings;
  • Exterior trim details;
  • Interior trim details;
  • Necessary sections through the structure,including stairs, chimney, etc.;
  • Rough plumbing layouts;
  • Rough electrical layouts.

Since each house is located differently and heating and air conditioning requirements differ greatly across the country, the HVAC (heating, ventilation and air conditioning) contractor will provide the heat loss calculations and system design specific to the house location.

We also include an outline specification. This provides basic information on the types of materials to be used in the house construction. By providing an outline specification, the Owner and his Contractor are provided with information on the types of materials to be incorporated. This allows the Owner to make specific choices suitable to his own requirements and budget, providing control over the construction costs while maintaining standards of good quality construction.

We have taken extreme care to provide information to enable our houses to be constructed by any competent contractor, anywhere in the United States, allowing for specific regional code variations which may require modifications made at the local level.
